To the front there is a cobbled yard area which is enclosed by a picket fence. A path leads down to a gate which leads to a parking area for two cars. There is a woodland walk available for the tenant, leading to the River Severn.

Drainage is via a private sewage treatment plant. The Tenant will be expected to pay for the cost of these services and maintenance of the common parts of the property on a proportional basis currently £35pcm. There is mains electricity and telephone is connected subject to BT regulations.

There is full oil fired central heating provided by a 'Worcester' 'Combi' boiler with thermostatic valves on all radiators. There is also a wood burning stove in the sitting room. The tenant is responsible for having the flue swept annually.
An assured short-hold tenancy will be granted for the period of 2 years at the rent of £775pcm, reviewable after 12 months. A longer period may be negotiated subject to circumstances.
There will be a service charge of £35pcm (subject to review). A further tenancy may be offered subject to the initial term being satisfactory.
The Tenant will also have to pay £1,550 at the commencement of the tenancy as a returnable deposit (without interest) against damage or rent in arrears.
The Tenant will also be expected to pay his or her Council Tax to Shrewsbury & Atcham Borough Council. The Council Tax Banding for the property is believed to be Band 'B'.
The Tenant will also be expected to pay £200 including VAT towards the cost of drawing up the tenancy Agreement.
